Facility management in Riyadh
The city where the regulators sit, the towers are, and the manufacturing is consumer facing rather than petrochemical.
Riyadh holds the largest share of the Kingdom's factories and almost all of its regulators. FM here splits between corporate towers, government-adjacent offices and consumer goods plants in the MODON industrial cities, Sudair and the logistics zone by the airport.

Riyadh is our base, and our crews work on site across Saudi Arabia. Every site gets the same scope discipline and the same monthly reporting, whichever side of the country it sits on.
Where the work is
Named because a city page that could be any city is worth nothing. These are the areas a Riyadh facilities buyer actually names.
Riyadh 1st, 2nd and 3rd Industrial Cities
The MODON industrial cities around the capital. MODON is landlord and licensor here, which sets the lease obligations and the inspection regime a tenant works under.
Sudair City for Industry and Business
An industrial city in the wider Riyadh region, served on the same schedule as the capital. Where a plant there makes pharmaceuticals or medical devices, the cleaning, water and pest records move from useful to licence critical.
Special Integrated Logistics Zone
Around 3 million square metres beside King Khalid International Airport with a bonded corridor to the cargo terminal, regulated through GACA. Light assembly, distribution and value added services, so the FM load is envelope, doors, racking and temperature control.
Al-Kharj Industrial City
MODON, south of Riyadh, in reach of the same crews and the same schedule. Planned work there is routed with the city's, and the response window is set against the drive.
The central business districts
Olaya, KAFD and the government quarter: multi-tenant towers where the service is judged on lobbies, lifts, washrooms and how fast a complaint gets a written answer.
What Riyadh buildings need
Riyadh has a large industrial base, and most of it is not heavy industry.
| Sector | What they need from us |
|---|---|
| Consumer goods manufacturing | Consumer-facing rather than petrochemical. Where a line makes food or packaging, pest, sanitation and fabric records carry most of the compliance weight. |
| Pharmaceutical and medical | Air handling, water systems and documented cleaning move to the centre of the FM scope, with temperature records to good distribution practice in the stores. |
| Corporate towers | Common areas, life safety, lifts and tenant complaints, with the service charge conversation running on whether the evidence exists. |
| Government facing offices | Entities whose own procurement expects documented contractors, which makes the FM evidence pack part of their file rather than only yours. |
| Logistics and distribution | Doors, levellers, racking, roofs and refrigeration, planned around shift patterns rather than during them. |

Does the inland climate change the maintenance schedule?
Yes, mostly through dust. A dust event can load filters in an afternoon, so filter intervals here are set by pressure drop after each event, not by the month. Condenser coils foul with dust rather than corrode with salt, the day and night swing stresses seals and roofing, and façades grey quickly after a major event.
Does it matter that the regulators are headquartered here?
For some buyers it matters a lot. SFDA, SASO, the Ministry of Industry and Mineral Resources, the Ministry of Municipalities and Housing and the Contractor Classification Agency all sit in Riyadh. Government-facing offices here need contractors whose records can go straight into their own audited procurement file, so the evidence has to be assembled already, not assemblable on request.
Can you cover Sudair and Al-Kharj?
Yes, on the same contracts and the same schedule as the city. The distance changes how planned work is routed, not whether it happens, and we will tell you at survey if a response target you want is unrealistic for that drive.
We are a tenant, not a landlord. Can we buy FM just for our floors?
Yes. Demised space cleaning, fit-out maintenance and reactive cover inside your own scope are all normal, and the boundary with the landlord's service charge scope is mapped at survey so you are not paying twice for the same corridor.
How fast can you mobilise in Riyadh?
Survey within a week of enquiry, scope and quote after it, and mobilisation typically two to four weeks depending on how much of the scope needs recruitment or specialist appointment. Anyone promising a mobilisation date before seeing the building is guessing.
What does a first contract look like out at Sudair?
Take a medical supplies plant in Sudair with filtered production areas, a finished-goods store and a staff canteen, served by a contractor who drives out when called. We put it on a planned calendar with filter pressure drop recorded every visit and the store's temperature loggers reviewed monthly. A resident technician covers working hours, and out-of-hours response is set against the drive from the city and written into the contract. The plant holds an air handling readings trend, a store excursion log with actions, the calendar and one monthly pack.
Part of one system
Every division keeps records to the same standard, so the second one you need works the way the first one did.
Book a site survey in Riyadh
The survey produces an asset register and a draft scope for your building, which together show what should be on a schedule and is not.
