Three answers, one page

Pick what you look after, what you need and where. You get one page and a line on why it is the right one. It asks for no name and no email.

/fm/o-and-mOne operation and maintenance contract covers the hard services, the soft services and the report that ties them together. We do this on site in Riyadh.Open the page

Five contractors means five sets of records

Today. Can I see your records, please? cleaning: WhatsApp photos. HVAC: an Excel sheet. ISO documents: a paper file. training: an email thread. chemicals: nothing. Five separate boxes.

The work usually gets done. The problem shows up on audit day.

Most sites in the Kingdom buy these services from different suppliers. One company cleans, another maintains the HVAC, a consultant writes the ISO documents, a training provider runs the courses, and someone else sells the chemicals. Each one keeps records in its own format, if it keeps them at all.

Then the auditor asks for the pest control trend, the last HVAC service record, the training register and the cleaning verification, and they sit in four inboxes in four formats.

We run every division to one records standard. A work order, a gap report, a training register and a zone plan from us follow the same rules: dated, signed, traceable to the task, and filed where you can find them.

The shape every division works in

Every engagement runs the same shape. The step names change by division, and so does the count, but the rule does not: the steps that matter end in a named document you receive, so you can check progress without taking our word for it.

02

Training register · Training

Each person, each course, the date, the assessment result and the certificate number.

03

The Eastern Province, named properly

Four industrial areas, two different authorities, and a fifth city that is not industrial at all.

Most suppliers in this market write Saudi Arabia and stop. The Eastern Province is not one place, and the difference is not cosmetic. Dammam 2nd Industrial City answers to MODON. Jubail and Ras Al Khair answer to the Royal Commission for Jubail and Yanbu, which runs its own environmental code on top of the national rules. SPARK sits near Buqayq and is a MODON private industrial city, not a Royal Commission one.

The permit chain, the landlord and the inspection regime differ in each. A supplier who conflates them is telling you how much time they have actually spent there.

AreaWhat that means for youAuthority
Dammam 2nd Industrial CityMODON is landlord, licensor and the authority you deal with. MODON put the count at about 1,048 factories over 25.5 million square metres, in a release dated February 2018. We quote it with that date.MODON
Jubail Industrial CityThe Royal Commission is landlord, municipality, environmental regulator and permit authority at once. RCER permits sit on top of the national requirements rather than replacing them, and work inside the city runs under its permits. No plant count is published, so we do not quote one.RCJY
Ras Al KhairAbout 60 km north of Jubail: Ma'aden's aluminium and phosphate complex, a desalination plant and the IMI shipyard. Royal Commission rules, the same as Jubail.RCJY
King Salman Energy ParkNear Buqayq, licensed by MODON in 2021 as a private industrial city. It is not a Royal Commission city, and treating it as one is the fastest way to lose a technical conversation there.MODON
Al KhobarThere is no Al Khobar industrial city in either official list. Al Khobar is the head office city beside Aramco's Dhahran headquarters, so the compliance problem here is usually multi-site and set by customers rather than by a landlord. No zone authority

ISO 9001 changed on 16 September 2026

Every company certified to ISO 9001 in the Kingdom now has a transition to make. This is where each common standard stands today.
